Yas Point: a new park-to-sea neighbourhood on northern Yas Island

Explore Yas Point on the northern shore of Yas Island, where a new beach, park network and waterfront promenade are planned beside established residential communities and Abu Dhabi's best-known leisure attractions.

  1. The setting

    Yas Point is Aldar's new waterfront destination on the northern shore of Yas Island. The AED 6 billion masterplan covers about 600,000 sqm and is planned for 1,600 residences and a community of around 5,000 people.

  2. Everyday living

    The neighbourhood is arranged around a park-to-sea route linking the 60,000 sqm Lea Park with Yas Island's first northern beach. Two additional public parks, landscaped gardens, shaded paths and cycling routes lead towards the waterfront.

  3. Buyer perspective

    A 700-metre promenade will bring restaurants, shops and public spaces to the shoreline. Kayaking, windsurfing, quieter swimming areas and water-taxi services are planned alongside a five-star resort, branded residences and an international school for about 3,600 students.

  4. What to know

    The Canopies is the first residential launch at Yas Point. The wider beach, parks, school, hotel and hospitality offering will open in stages, while Yas Mall, SeaWorld Abu Dhabi, Warner Bros. World, Yas Marina Circuit and the rest of Yas Island are already close by.
