1. Agreement

projectory.ae (the “Site”) is operated by Projectory Portal L.L.C, a company registered in Dubai, United Arab Emirates (“Projectory”, “we”, “us”). By using the Site you agree to these Terms of Use and to ourPrivacy Policy. If you do not agree, please do not use the Site.

2. What Projectory is and is not

Projectory is a property listing, comparison, information, and advertising platform. We publish information about new and off-plan developments in the UAE and connect interested users with property developers, authorised sales representatives, and partner brokers.

Projectory is not a real estate broker, real estate agent, developer, financial adviser, legal adviser, tax adviser, or investment adviser. We are not a party to any property transaction and we do not negotiate, arrange, broker, advise on, or conclude sales.

Any transaction you enter into is between you and the relevant developer, broker, seller, or other third party, on their terms. Projectory does not owe you any fiduciary duty and does not act as your buyer representative, seller representative, investment adviser, legal adviser, financial adviser, or tax adviser.

Any contact, enquiry, introduction, comparison, listing, article, guide, calculator, market data, or project information on the Site is provided for general information and advertising purposes only.

We recommend dealing only with developers and brokers registered with the relevant UAE authorities, verifying all permits, escrow details, project registrations, prices, availability, and payment terms directly, and taking independent legal, financial, and tax advice before committing to any purchase.

3. Property information and prices

Listing information, including prices, availability, payment plans, handover dates, sizes, images, floor plans, brochures, incentives, waivers, renders, and other promotional material, is provided by developers, partners, and public sources. It is indicative, may change without notice, and may contain errors. We work to keep it accurate but do not guarantee its accuracy or completeness, and it does not form part of any offer or contract.

A property, unit type, floor plan, price, payment plan, offer, waiver, incentive, or availability shown on the Site may no longer be available by the time you enquire. Display of a project, unit, developer, or price does not guarantee that it is available, approved for sale, eligible for purchase by you, or offered on the same terms.

Market and transaction data shown on the Site is derived from public government records, including Dubai Land Department open data, and is presented for general information. It may be incomplete, delayed, or contain errors from the source, and may be normalised, rounded, categorised, filtered, reformatted, or otherwise processed for display.

Nothing on the Site is investment, financial, legal, tax, or property advice, and nothing on it should be relied on as such. Property values can go down as well as up.

4. Real estate advertising permits and regulatory information

Certain property advertisements and promotions in the UAE may require approvals, permits, project registrations, broker authorisations, advertising permits, or other regulatory approvals from the relevant authority, including Dubai Land Department, RERA, ADREC, DARI, or other emirate-level authorities.

Where permit numbers, project registration details, broker details, escrow details, or regulatory information are displayed on the Site, they are provided for information only and may be supplied by developers, brokers, partners, or public sources. Projectory does not guarantee that any permit, approval, registration, escrow detail, price, availability, or project information remains current at the time you view it.

You should independently verify all project, permit, developer, broker, escrow, and regulatory details with the relevant authority, developer, or broker before making any decision.

Developers, brokers, advertisers, and partners are responsible for ensuring that any information, images, permits, prices, claims, and promotional materials they provide to Projectory are accurate, lawful, authorised, and compliant with applicable UAE real estate advertising rules.

5. Enquiries and contact

When you submit an enquiry, you ask us to handle it as described in ourPrivacy Policy. We may contact you about your enquiry by phone, email, SMS, or WhatsApp, and we may pass your details to the developer, authorised sales representative, partner broker, or agency relevant to your enquiry so they can contact you directly.

By submitting an enquiry, you consent to being contacted about that enquiry by Projectory, the relevant developer, authorised sales representative, partner broker, or agency using the contact details you provide, including by phone, email, SMS, or WhatsApp.

You may opt out of marketing communications at any time, but we and our partners may still contact you where reasonably necessary to respond to an enquiry you submitted. You are responsible for the accuracy of the details you submit.

6. Partner brokers and commercial relationships

Projectory may have commercial relationships with developers, brokers, agencies, advertisers, or other partners. If you submit an enquiry, your details may be passed to a relevant developer, authorised sales representative, partner broker, or agency so they can respond to your enquiry.

Projectory may receive fees, commissions, referral payments, advertising fees, or other commercial benefits from partners. This does not make Projectory a party to any transaction and does not mean Projectory represents you or the seller.

7. Acceptable use

You agree not to:

• use the Site for any unlawful purpose;
• scrape, crawl, harvest, or bulk-extract content or data from the Site or its interfaces by automated means without our prior written permission;
• interfere with the operation or security of the Site, or attempt to gain unauthorised access to any of its systems;
• misrepresent your identity or submit false enquiries.

You must not use the Site, its content, data, project information, images, floor plans, brochures, pricing information, transaction information, market data, or compilations to train, fine-tune, benchmark, scrape, extract, populate, or enrich any artificial intelligence system, large language model, property database, search product, portal, lead-generation tool, or competing service without our prior written permission.

Where we make data available through a public interface for personal or evaluation use, we may set fair-use limits and may suspend or revoke access at any time. Commercial use of our data requires our prior written agreement.

8. Your decisions

You are solely responsible for any decision you make based on information viewed on the Site. Before reserving, purchasing, signing, paying, transferring funds, or relying on any property information, you should verify the information directly with the relevant developer, broker, authority, bank, lawyer, or adviser.

9. Intellectual property

The Site and its content, including text, design, graphics, logos, and data compilations, belong to Projectory or its licensors and are protected by intellectual property laws. You may view and print pages for personal, non-commercial use; any other use requires our written permission. Developer names, marks, and imagery belong to their respective owners.

10. Third-party sites and content

The Site links to third-party websites and services. We do not control them and are not responsible for their content, accuracy, or practices.

11. Availability and changes

The Site is provided “as is” and “as available”. We may change, suspend, or discontinue any part of it at any time without notice, and we may update these Terms from time to time. The date at the top shows the current version. Continued use of the Site after a change means you accept the updated Terms.

12. Liability

To the fullest extent permitted by law, Projectory excludes all warranties in relation to the Site and its content, and is not liable for any loss or damage, including loss of profit, loss of opportunity, loss of data, loss of goodwill, or any indirect or consequential loss, arising from your use of, or reliance on, the Site or its content, any interruption or unavailability of the Site, or any dealing, communication, agreement, or transaction between you and a developer, broker, authorised sales representative, agency, advertiser, partner, or third-party service.

Nothing in these Terms excludes liability that cannot be excluded under applicable law.

13. Governing law

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute relating to them or to the Site.
