1. Agreement

projectory.ae (the “Site”) is operated by Projectory Portal L.L.C, a company registered in Dubai, United Arab Emirates (“Projectory”, “we”, “us”). By using the Site you agree to these Terms of Use and to our Privacy Policy. If you do not agree, please do not use the Site.

2. What Projectory is — and is not

Projectory is a property listing and advertising platform. We publish information about new and off-plan developments in the UAE and connect interested buyers with property developers and partner brokers.

We are not a real estate broker or agent, we are not a party to any property transaction, and we do not negotiate, arrange, or conclude sales. Any transaction you enter into is between you and the developer or broker concerned, on their terms. We recommend dealing only with brokers and developers registered with the relevant UAE authorities and taking independent legal and financial advice before committing to a purchase.

3. Property information and prices

Listing information — including prices, availability, payment plans, handover dates, sizes, images, and renders — is provided by developers, partners, and public sources. It is indicative, may change without notice, and may contain errors. We work to keep it accurate but do not guarantee its accuracy or completeness, and it does not form part of any offer or contract.

Market and transaction data shown on the Site is derived from public government records, including Dubai Land Department open data, and is presented for general information. It may be incomplete, delayed, or contain errors from the source, and figures may be normalised for display.

Nothing on the Site is investment, financial, legal, or tax advice, and nothing on it should be relied on as such. Property values can go down as well as up.

4. Enquiries and contact

When you submit an enquiry, you ask us to handle it as described in our Privacy Policy: we may contact you about it by phone, email, or WhatsApp, and we pass your details to the developer or partner broker relevant to your enquiry so they can contact you directly. You are responsible for the accuracy of the details you submit.

5. Acceptable use

You agree not to:

• use the Site for any unlawful purpose;
• scrape, crawl, harvest, or bulk-extract content or data from the Site or its interfaces by automated means without our prior written permission;
• interfere with the operation or security of the Site, or attempt to gain unauthorised access to any of its systems;
• misrepresent your identity or submit false enquiries.

Where we make data available through a public interface for personal or evaluation use, we may set fair-use limits and may suspend or revoke access at any time. Commercial use of our data requires our prior written agreement.

6. Intellectual property

The Site and its content — including text, design, graphics, logos, and data compilations — belong to Projectory or its licensors and are protected by intellectual property laws. You may view and print pages for personal, non-commercial use; any other use requires our written permission. Developer names, marks, and imagery belong to their respective owners.

7. Third-party sites and content

The Site links to third-party websites and services. We do not control them and are not responsible for their content, accuracy, or practices.

8. Availability and changes

The Site is provided “as is” and “as available”. We may change, suspend, or discontinue any part of it at any time without notice, and we may update these Terms from time to time — the date at the top shows the current version. Continued use of the Site after a change means you accept the updated Terms.

9. Liability

To the fullest extent permitted by law, Projectory excludes all warranties in relation to the Site and its content, and is not liable for any loss or damage — including loss of profit or opportunity — arising from your use of, or reliance on, the Site or its content, or from any dealing between you and a developer or broker. Nothing in these Terms excludes liability that cannot be excluded under applicable law.

10. Governing law

These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute relating to them or to the Site.
