Abu Dhabi passed AED 100bn in registered home sales on 15 October, taking its 2026 total to AED 100.37bn by the end of the week. That is 44.3% above the value recorded during the whole of 2025, with more than two months of the year remaining.
The milestone came in a quieter week for transactions. Abu Dhabi recorded 428 home sales worth AED 1.73bn, down 15.4% in number and 11.1% in value from 5–11 October. Dubai’s sales rose 3.3% to 2,361, but their value fell 6.1% to AED 5.26bn as ready-home spending declined.

Dubai: off-plan sales recover as ready-home activity eases
Dubai recorded 168 more off-plan sales than the previous week, offsetting a fall of 93 ready-home transactions. Ready sales declined 10.8% to 769, while off-plan homes accounted for 67.4% of all transactions.
Ready-home sales value fell 26.1% to AED 2.32bn, outweighing a 19.4% rise in off-plan value to AED 2.94bn. Fewer ready transactions and a lower average value per ready home both contributed to the decline.

Reuse termsAzizi Venice’s 199 sales were worth AED 159.5m, up from 106 sales a week earlier. Lagoon Views 13 followed with 47 registrations, then Binghatti Skyterraces with 44. Across Dubai, 1,595 homes sold for less than AED 2m, accounting for 67.6% of transactions.
The largest registered home sale was a four-bedroom apartment at W Residences The Palm for AED 53.7m, on 15 October.
Abu Dhabi: AED 100bn reached as higher-value sales increase
Abu Dhabi’s AED 100.37bn year-to-date total compares with AED 69.54bn for the whole of 2025. Its home-sale count had already passed last year’s total earlier in October and now stands at 22,416, against 21,419 in 2025. The much larger increase in value reflects higher spending per registered home, although changes in the properties sold prevent this from being read as a measure of price appreciation.

Reuse termsDuring the week, 33 homes sold for AED 10m or more, worth AED 555.9m. These transactions supplied 32.1% of Abu Dhabi’s home-sale value. The largest was a villa at Nawayef West A for AED 73.54m, registered on 13 October.
Townhouse sales halved from 138 to 69, following the previous week’s concentration of registrations at Manchester City Yas Residences. This accounted for 69 of the 78 fewer homes sold across the emirate. Apartment sales were almost unchanged, at 263, while villas fell from 97 to 89. The Canopies at Yas Point was the busiest named development with 108 sales, followed by Al Ghadeer Gardens Phase 1 with 39.

Abu Dhabi’s comparison is 506 homes worth AED 1.950bn, following a date correction that moved one AED 1,846,839 sale from 7 to 13 October. These refreshed figures are used throughout.

Abu Dhabi also recorded 22 plot sales worth AED 52.0m and four whole residential assets worth AED 34.0m, outside the home totals. Price-per-square-foot medians in the downloadable dataset use the 2,144 Dubai homes and 425 Abu Dhabi homes with a positive recorded area.
