Abu Dhabi passed its 2025 home-sale count on 2 October. Weekly sales reached 492 worth AED 2.08bn, while Dubai recorded 2,299 worth AED 4.98bn.

Abu Dhabi passed its entire 2025 home-sale count on 2 October, reaching 21,468 sales by the end of the week against 21,414 in all of last year. The milestone came with almost three months of 2026 still to run.

During 28 September–4 October, Abu Dhabi registered 492 homes worth AED 2.08bn. Sales rose 32.6% from the previous week, while value increased 8.2% as activity shifted towards apartments and townhouses. Dubai recorded 2,299 sales worth AED 4.98bn, up 8.0% in number and 7.1% in value.

The week at a glance

Abu Dhabi reaches last year’s total in early October

The annual milestone puts a single week’s figures in perspective. Abu Dhabi had recorded 21,396 home sales by 1 October; the following day’s 72 registrations took the year beyond 2025’s full-year count. This measures completed sale registrations across the same types of homes in both years.

The latest weekly increase was concentrated in apartments and townhouses. Apartment sales rose from 189 to 253, while townhouses increased from 23 to 81. Villa sales were nearly unchanged at 145, compared with 148 the week before.

That mix helps explain the gap between growth in sales and growth in value. The median sale price fell from AED 3.60m to AED 2.63m, even as more homes sold. Buyers were transacting in a different mix of properties; the change does not imply that comparable homes lost a quarter of their value.

The Artery Residences led project activity with 84 sales worth AED 168.9m, followed by Al Ghadeer Gardens – Phase 1 with 72 worth AED 177.3m. Al Reem Island was the busiest location with 122 sales. Hudayriyat still led by value, at AED 549.9m, although its contribution was smaller than the previous week’s AED 1.07bn.

Off-plan homes accounted for 402 sales worth AED 1.75bn, including 375 initial sales and 27 resales. The 90 ready-home sales added AED 328.8m.

Dubai’s increase extended beyond the luxury segment

Dubai’s growth came from homes priced below AED 10m, whose combined sales value increased from AED 3.77bn to AED 4.13bn. The AED 2m–5m band alone added AED 233.6m, the largest increase of any price band.

At the top end, 37 homes sold for AED 10m or more, compared with 42 the previous week. Their combined value eased from AED 882.3m to AED 856.1m. Dubai’s higher weekly total therefore reflected more activity below that threshold, rather than a larger contribution from its most expensive sales.

Off-plan registrations increased from 1,382 to 1,539, while ready-home sales edged up from 746 to 760. Jumeirah Village Circle led locations with 191 sales, followed by Dubai Investment Park with 156 and Dubai South with 155. Azizi Venice remained the busiest development with 89 registrations, ahead of Verdana Residence 5 with 55.

The largest home sale was a six-bedroom ready villa at Zaya Zuha Island for AED 79m, registered on 2 October.

Projectory’s take: Both markets recorded more sales, but their growth had different shapes. Dubai’s increase in value came from homes below AED 10m. Abu Dhabi combined an annual sales milestone with a busier week for apartments and townhouses, which kept growth in value below growth in transaction numbers. For buyers, the relevant comparison remains recent sales of similar homes in the same community.

Projectory analysed DLD and ADREC home sales for 28 September–4 October 2026, comparing them with 21–27 September. Data was checked on 6 October, with both sources covering through that date. Home totals exclude plots, whole residential buildings or complexes and non-sale transactions. See our research methodology for definitions.

Comparison updates and calculation notes

Dubai’s comparison week now contains 2,128 homes worth AED 4.65bn, compared with 2,136 worth AED 4.68bn in the original report. The updated figures reflect later source corrections. Abu Dhabi’s comparison is unchanged at 371 homes worth AED 1.92bn.

The Abu Dhabi annual comparison uses the same 6 October data for both years. Its 2025 total is 21,414 home sales; 2026 reached 21,468 by 4 October, passing the threshold on 2 October. Property types follow ADREC’s classifications. Abu Dhabi also recorded 36 plots worth AED 149.7m and four whole residential assets worth AED 44.0m during the week; these are outside the home totals. Figures may change as further registrations or corrections become available.
