
Abu Dhabi Property Market September 2026: ADREC Home Sales Report
Abu Dhabi registered 2,081 home sales worth AED 9.82bn in September. Value was 38.0% above a year earlier, despite 12.9% fewer sales.
Abu Dhabi registered 2,081 home sales worth AED 9.82bn in September 2026. The value of sales was 38.0% higher than a year earlier, even though 12.9% fewer homes sold. A larger contribution from expensive homes helped lift total value above September 2025.
The monthly picture was softer: sales eased 3.6% from August and their value fell 16.6%. Apartment activity increased, but fewer villas and homes priced at AED 10m or more changed hands. That shift helps explain why total value fell much faster than the number of sales.
September at a glance
- Off-plan dominated: 1,676 homes worth AED 8.82bn, accounting for 80.5% of sales and 89.8% of value.
- Hudayriyat led both measures: 499 homes worth AED 4.10bn, or 41.8% of the emirate’s home-sale value.
- Growth extended beyond September: January–September registered 21,273 homes worth AED 95.74bn, versus 14,258 worth AED 45.45bn in the same nine months of 2025.

Apartment registrations increased from 966 in August to 1,196 in September, worth AED 3.06bn. Villa sales fell from 999 to 646, with value declining from AED 8.33bn to AED 6.10bn. Townhouses and duplexes supplied the remaining 239 homes.

Reuse termsHudayriyat remained the centre of high-value activity. Golf Estates alone accounted for 361 home sales worth AED 3.08bn across its Townhomes and Villas developments.
The Canopies at Yas Point recorded 285 sales worth AED 772.7m, making it a major contributor to Yas Island’s 422 home sales. Al Reem Island followed with 377. Activity across these communities shows why the emirate-wide total is only a starting point: different locations serve very different price ranges.
Fewer AED 10m-plus sales weighed on value
September’s 181 homes at AED 10m or above registered AED 3.74bn, supplying 38.1% of value. That compares with 309 homes worth AED 5.45bn and a 46.2% share in August. Even after that monthly decline, more than twice as many homes sold at this price level as in September 2025, when there were 87. This helps explain how September could trail August yet remain well ahead of last year in total value.
Off-plan sales still dominated, comprising 1,491 initial sales and 185 resales. Ready-home activity nevertheless increased from 362 to 405 sales, with value rising from AED 914.2m to AED 1.00bn. The slowdown was therefore uneven, with completed homes gaining activity as the larger off-plan market eased.
What the lower typical sale price means
The median registered home price fell 14.1% from August to AED 2.95m, while median price per square foot was virtually unchanged at AED 1,847. With more apartments and fewer villas selling, a lower typical transaction price is unsurprising. It does not mean that an individual home lost 14.1% of its value. Buyers assessing a property should compare recent sales of similar homes in the same community.
Projectory’s take: Abu Dhabi’s September slowdown was led by fewer villa and high-value sales, while apartments and completed homes gained ground. The market remained substantially higher in value than a year earlier, but the experience of buyers and sellers depended heavily on the type of home and its location.

Projectory analysed ADREC home sales for 1–30 September 2026, using data available on 2 October, with registrations covered through 1 October. Comparisons cover August and September 2025; year-to-date totals cover January–September in each year. Home totals exclude plots, whole residential buildings or complexes and non-sale transactions. Comparison updates and calculation notes
August now stands at 2,159 home sales worth AED 11.780bn, a small revision from the 2,162 sales worth AED 11.787bn reported at the time. This article uses the updated figures throughout.
Property types follow ADREC’s classifications, which include both Hudayriyat Golf Estates Townhomes and Villas as villas. The price-per-square-foot median covers 2,047 September homes with usable size information. September’s 108 plot sales worth AED 492.4m and 20 whole residential assets worth AED 157.4m are counted separately. Figures may change as further registrations or corrections become available.
