Abu Dhabi Property Market August 2026: ADREC Home Sales Report

Abu Dhabi recorded 2,162 home sales worth AED 11.79bn in August 2026, including a monthly record for ADREC-classified villa sales.

Abu Dhabi recorded its first 1,000-sale month for ADREC’s villa category in August 2026, helping lift home-sale value to AED 11.79bn—the third-highest monthly total in Projectory’s available ADREC series since January 2019.

Overall, 2,162 homes were registered. Sales rose 22.9% from July and closely matched August 2025, while registered value was 35.6% higher than a year earlier. A wave of high-value, villa-led off-plan registrations produced the difference.

By the end of August, Abu Dhabi’s 2026 home-sale value had reached AED 85.94bn, 23.7% above the AED 69.48bn registered across the whole of 2025. This happened with 19,199 sales—10.3% fewer than the 21,411 recorded during full-year 2025—showing how strongly the market has shifted towards higher-value homes.

What this report counts: Projectory’s home series covers apartments, villas, townhouses, duplexes and penthouses. It excludes residential land and complete residential complexes, which are reported separately below, as well as commercial property, mortgages and gifts.

Abu Dhabi recorded its third-highest month by value

August home-sale value ranked third across the 92 calendar months in Projectory’s available ADREC history. Only February and April 2026 were higher. The sales count ranked tenth, a gap that reflects the unusually expensive mix rather than exceptional market-wide volume.

Compared with August 2025, the number of home sales was almost unchanged: 2,162 versus 2,173. Registered value was 35.6% higher, rising from AED 8.69bn to AED 11.79bn.

The calendar also favoured July. August contained 20 available Monday-to-Friday working days, compared with 23 in July, because Friday 28 August was a public holiday. Registrations nevertheless increased from 76.5 to 108.1 per available working day. ADREC records can also appear on weekends and holidays, so this is calendar context rather than a seasonal adjustment.

ADREC-classified villa sales reached a monthly record

ADREC placed 1,000 August home sales in its villa category, worth AED 8.33bn. That was 216.5% more sales than July and almost three times the August 2025 count. The previous monthly high was 802 in February 2026.

Hudayriyat Golf Estates drove much of the change. The Townhomes project name recorded 395 sales worth AED 2.04bn, making it Abu Dhabi’s busiest named development in August. The Villas name added 113 sales worth AED 1.72bn. ADREC classified both sets of source rows as villas.

Apartment activity moved in the opposite direction. Sales fell from 1,302 in July to 968 in August, while value was almost unchanged at AED 2.89bn. The overall rise was therefore concentrated in villa-led off-plan activity.

AED 10m-plus homes generated 46% of value

ADREC recorded 309 homes at AED 10m or more, worth AED 5.45bn. The count increased from 88 in July and was the second highest of any month since January 2019. Their value ranked third.

These high-value homes represented 14.3% of August sales and 46.2% of registered home-sale value. The largest sale was an AED 350m six-bedroom off-plan villa at Four Seasons Private Residences on Saadiyat Island.

Nine newly selling project names supplied 30% of home sales

Nine exact project names appeared in ADREC off-plan home-sale history for the first time during August. Together they supplied 658 sales worth AED 4.34bn, equal to 30.4% of home sales and 36.8% of registered value. Hudayriyat Golf Estates Townhomes and Villas accounted for most of that total; Qasr Al Jurf Phase 3B and Jumeirah Residences Al Maryah Island were also among the new names.

This is a consistent transaction-history signal rather than an official launch count. The ADREC source used here does not expose a stable project identifier, so Projectory measures the first sale under each exact project name. Marketing and reservations can begin before a sale appears in the register.

Across the wider market, off-plan registrations rose 30.7% from July to 1,798 sales, equal to 83.2% of all August home sales. Their AED 10.87bn of registered value represented 92.2% of the total. Initial off-plan sales accounted for 1,515 registrations; off-plan resales added 283.

Ready-home activity was quieter. ADREC recorded 364 ready sales worth AED 919m, down 5.0% in count and 14.3% in value from July.

What the August figures mean for buyers

August’s headline growth was concentrated in a small number of villa-heavy off-plan developments. Hudayriyat alone supplied 27.5% of home sales and 39.2% of value; Ramhan Island added another AED 1.91bn.

The median sale price rose from AED 2.15m in July to AED 3.43m, while the median registered price per square foot increased by a much smaller 4.5% to AED 1,847. The difference points to a change in the types and sizes of homes sold. It should not be read as a 59% monthly rise in underlying prices.

Buyers comparing an individual property will get a clearer view from recent registrations within the same project, unit type and payment-plan stage than from the emirate-wide median.

“One thousand ADREC-classified villa sales changed the shape of Abu Dhabi’s August market. How these figures are built

Projectory analysed canonical ADREC home-sale registrations dated from 1 through 31 August 2026. Each transaction ID is counted once. July 2026 and August 2025 were processed through the same home classification.

The home series contains apartments, villas, townhouses, duplexes and penthouses. ADREC’s source property type is retained, including its classification of Hudayriyat Golf Estates Townhomes as villas. August also contained 77 residential-land sales worth AED 285.02m and 23 complete residential-complex sales worth AED 135.45m; both sit outside the home totals in this report.

Prices are registered values. Medians describe the homes sold during the month and are not a repeat-sales price index. ADREC can add or correct historical registrations after month-end, so later snapshots may move slightly.
