24–29 August 2026: Dubai and Abu Dhabi Property Transactions Report

Abu Dhabi registered a record 193 AED 10m-plus homes and AED 5.09bn of home sales; Dubai recorded 2,320 homes worth AED 4.47bn in a four-day working week.

Abu Dhabi registered AED 5.09bn of home sales from 24 to 29 August, 13.9% more than Dubai’s AED 4.47bn. This was the first comparable period in which Abu Dhabi exceeded Dubai since 28 December 2020 to 2 January 2021—and only the fifth across 346 like-for-like periods since January 2020.

The distinction at the top of the market was even stronger. Abu Dhabi recorded 193 home sales at AED 10m or more, the highest weekly count in Projectory’s available ADREC history, which begins on 2 January 2019. The previous record was 141 in the week beginning 23 February 2026. Dubai recorded 30 during the current period.

Friday 28 August was a public holiday for the Prophet Muhammad’s Birthday, leaving four working days rather than five. Dubai’s raw home-sale count fell 15.9%, but its daily pace increased 5.1% after accounting for the shorter week. Abu Dhabi registered slightly more homes than in the previous week and 26.7% more per working day.

What stands out

  • Abu Dhabi’s value crossover was rare. Across the comparable history from January 2020, Abu Dhabi has exceeded Dubai’s Monday-to-Saturday home-sale value in only five of 346 periods. This was the first occurrence in more than five and a half years.
  • The 193 high-value registrations set a clear record. They surpassed the previous Abu Dhabi weekly high by 52 sales, or 36.9%. Hudayriyat and Ramhan supplied 171 of them, so the record reflects two concentrated off-plan registration batches rather than a market-wide increase of the same scale.
  • Dubai’s shorter week remained active once the calendar was considered. Raw sales were lower, yet the average rose from approximately 552 to 580 homes per working day. Ready-home registrations increased 5.7% even before the working-day adjustment.

Dubai: a higher daily pace despite the shorter week

Dubai recorded 2,320 home sales, down 15.9% from 2,759 in the previous period. Registered value fell 17.6% to AED 4.47bn. Spread across the available working days, however, sales rose from approximately 552 to 580 per day and value increased 3.0% to AED 1.12bn per day.

Off-plan home registrations moved from 2,111 to 1,635, a 22.5% reduction in the raw total. Ready-home sales increased from 648 to 685.

Azizi Venice was the largest project by count with 401 home sales, equal to 17.3% of Dubai’s total. Dubai South was the busiest location, with 504 home registrations. The median registered home price was AED 1.24m and the median registered price per square foot was AED 1,680; both reflect the week’s transaction mix rather than a repeat-sales price index.

Dubai recorded 30 homes at AED 10m or more, worth AED 686.4m. Four exceeded US$10m, using AED 36.725m as the converted threshold. The largest home sale was a ready villa in Signature Villas on Palm Jumeirah, registered at AED 75m.

The DLD register also contained a separate AED 725m whole residential building sale in Burj Khalifa. Complete-building and residential-land transactions remain outside the home totals so apartments and villas can be compared consistently from week to week.

Abu Dhabi: record high-value registrations lift the total

Abu Dhabi recorded 680 home sales, nine more than the previous week despite having one fewer working day. Its registrations per working day rose from approximately 134 to 170, an increase of 26.7%. Value increased by AED 1.12bn to AED 5.09bn, equivalent to a 60.1% increase per working day. Off-plan homes accounted for 596 sales, or 87.6% of the emirate’s total.

The 193 homes registered at AED 10m or more represented 28.4% of Abu Dhabi’s home sales and 60.8% of value. It is the highest calendar-week count in Projectory’s ADREC records from 2 January 2019 through 27 August 2026. The current count was recorded by Thursday, before the Friday public holiday. Dubai registered 30 AED 10m-plus homes in the same report period.

At the higher US$10m threshold—approximately AED 36.73m—Dubai recorded four homes and Abu Dhabi recorded two. This underlines how Abu Dhabi’s record was concentrated mainly between AED 10m and AED 36.73m, rather than at the very highest end of the market.

Hudayriyat supplied 229 home sales worth AED 1.81bn. Ramhan supplied 128 worth AED 1.91bn. Together they generated AED 3.71bn, or 72.9% of Abu Dhabi’s home-sale value, and 171 of the emirate’s 193 AED 10m-plus home sales.

The largest Abu Dhabi home sale was a five-bedroom off-plan villa at Four Seasons Private Residences on Saadiyat Island, registered at AED 79.3m. On 26 August, Abu Dhabi’s 2026 home-sale value also passed 120% of the entire 2025 total. By 27 August it stood at AED 85.67bn, 23.3% above full-year 2025.

Projectory’s take: Abu Dhabi’s 193 AED 10m-plus registrations are historically significant, but their concentration matters: 88.6% came from Hudayriyat and Ramhan. The result shows the impact that large off-plan registration batches can have on a weekly total. Dubai’s raw figures were lower during the holiday-shortened week, while its sales and value per working day both increased.

How these figures are built

Projectory analysed home sales registered by the Dubai Land Department and Abu Dhabi Real Estate Centre from 24 through 29 August 2026, then compared each emirate with 17 through 22 August. Friday 28 August was a UAE public holiday for the Prophet Muhammad’s Birthday, leaving four working days in the current period and five in the comparison period. The working-day figures divide each period’s total by four and five respectively. They provide calendar context and are not seasonally adjusted measures.

The refreshed Dubai register contained transactions through 29 August, including a small number dated during the holiday and weekend. The refreshed ADREC register contained transactions through 27 August and no rows dated 28 or 29 August; later source revisions may therefore change Abu Dhabi’s result.

For the Abu Dhabi high-value record check, Projectory grouped all available ADREC home registrations into Monday-to-Sunday calendar weeks from 2 January 2019 through 27 August 2026. The current period’s 193 registrations already exceed the previous full-week record of 141. The longer cross-emirate value comparison uses like-for-like Monday-to-Saturday periods from January 2020 through the current report, matching the weekly reporting window.

The home-sale scope includes apartments, villas, townhouses, duplexes and penthouses. Residential plots and complete residential buildings or complexes are kept separate. Commercial property, mixed-use assets, hotel units, mortgages, gifts and other transaction types are excluded. Prices are registered values rather than asking prices. Medians describe the week’s transaction mix and should not be read as a repeat-sales price index.

The DLD and ADREC registers can add or correct historical transactions. Projectory refreshed the source snapshots on 31 August 2026.
