Abu Dhabi Property Market Q3 2026: ADREC Home Sales Report
Abu Dhabi recorded 6,006 home sales worth AED 27.39bn in Q3 2026. ADREC data show villas and homes priced at AED 10m or more led annual value growth.
Abu Dhabi registered 6,006 home sales worth AED 27.39bn in the third quarter of 2026. Sales value was 31.1% higher than a year earlier, despite 8.5% fewer transactions. Homes priced at AED 10m or more supplied nearly nine-tenths of the increase in value.
Activity eased from the first half of the year: sales fell 18.2% from Q2, while value declined 9.3%. Apartment registrations accounted for the fall in volume. Villa sales increased sharply, cushioning the reduction in overall value.

Reuse termsVilla sales reached a new quarterly high
ADREC registered 1,967 villa sales worth AED 16.82bn, the highest quarterly count in Projectory’s ADREC series, which starts in January 2019. Sales rose 56.4% from Q2, while apartment registrations fell 38.9% to 3,466. Apartments still sold in greater numbers, but their contribution to value was much smaller, at AED 8.90bn.
Hudayriyat Golf Estates was central to that shift. Its Townhomes and Villas developments recorded 869 sales worth AED 6.85bn, accounting for 25.0% of all home-sale value. Both developments sit within ADREC’s villa category, so the quarterly villa total includes these townhomes.
Across Hudayriyat, home-sale value reached AED 9.33bn, or 34.1% of the emirate’s total. Al Reem Island was busier by number, with 1,287 sales, followed by Hudayriyat with 1,158 and Yas Island with 1,022.
Higher-value sales drove the annual increase
578 homes sold for AED 10m or more, compared with 281 a year earlier. Their combined value more than doubled, from AED 4.81bn to AED 10.50bn. Below AED 10m, value grew by a more modest 5.0% to AED 16.89bn.
Of the AED 6.49bn annual increase in home-sale value, AED 5.69bn came from sales at AED 10m or more: a contribution of 87.6%.
Off-plan homes accounted for four in five sales
Off-plan registrations reached 4,850 homes worth AED 24.39bn, including 3,935 initial sales and 915 resales. They made up 80.8% of transactions.
Ready-home sales were quieter, at 1,156 transactions worth AED 3.00bn, down from 1,195 worth AED 3.35bn in Q2.
Abu Dhabi home prices: a higher median sale price
The median registered home price rose 14.5% from Q2 to AED 2.77m, while median price per square foot was almost unchanged at AED 1,837. More villas and fewer apartments changed hands, shifting the typical transaction towards a more expensive home. The increase in the median sale price does not measure the appreciation of the same properties over time.
The first nine months of 2026
Over January–September, Abu Dhabi recorded 21,291 home sales worth AED 95.78bn. Sales were 49.2% higher than in the same nine months of 2025, and value was 110.4% higher. Q3 was quieter than the first half, but the nine-month totals remained well ahead of last year.
About the data
Projectory analysed ADREC home sales for 1 July–30 September 2026, comparing the same home categories with Q2 2026 and Q3 2025. Figures were checked on 16 October, using registrations available through 13 October. Plots, whole residential buildings or complexes and non-sale transactions are excluded. See our research methodology.
Calculation notes
All comparison periods use the latest available records, so totals may differ slightly from earlier monthly reports. Property types follow ADREC’s classifications. Price-per-square-foot medians cover 5,925 Q3 homes with usable size information. The villa-sales high was checked across all 31 quarters from January 2019. Further registrations or corrections may revise the figures.
The AED 10m-or-more contribution is that band’s change in sales value divided by the change in total home-sale value. Both inputs are included in the aggregate CSV.
