Dubai recorded 9,999 home sales worth AED 21.27bn in October 2026, almost level with September. Registrations fell 1.0%, while sales value slipped just 0.2%.

More completed homes changed hands, offsetting much of the decline in off-plan registrations. Ready-home sales rose 13.8%, and their value increased by AED 517.7m—almost enough to absorb the AED 558.8m fall in off-plan value.

Ready homes offset weaker off-plan sales

Ready-home registrations increased by 436, from 3,170 to 3,606, while off-plan registrations fell by 537 to 6,393. Off-plan still accounted for almost two-thirds of sales, but completed homes supplied a greater share of October’s activity.

Ready-home value rose 5.6% to AED 9.68bn, compared with a 4.6% decline to AED 11.58bn for off-plan homes. With ready-home sales increasing faster than their combined value, the average ready-home sale value was lower than in September.

Ready-home sales in Dubai increased from 3,170 in September to 3,606 in October, up 13.8%. Off-plan sales fell from 6,930 to 6,393, down 7.7%. Ready-home sales value rose 5.6%, while off-plan sales value fell 4.6%.

Fewer AED 10m-plus sales, more between AED 5m and AED 10m

The upper end of the market also changed shape. Sales of AED 10m or more fell to 160 from 184, reducing their combined value by AED 416.3m. In the AED 5m–10m band, sales rose to 466 from 399, adding AED 409.9m. Those opposing movements almost cancelled each other out.

October’s largest home sale was a six-bedroom ready villa at Eden Hills for AED 97m. Across the market, apartments supplied 8,697 registrations and villas 1,300; another two homes were classified as townhouses.

Dubai South and JVC led locations

Dubai South recorded 856 home sales, followed by Jumeirah Village Circle with 822. Azizi Venice was the busiest named development, with 526 sales worth AED 431.6m, ahead of Binghatti Skyterraces with 208.

The citywide median registered price eased 2.2% to AED 1.25m, while median price per square foot rose 0.8% to AED 1,650. Changes in the mix of locations, sizes and property types can move these figures in different directions. Neither measures how much an unchanged home gained or lost in value; recent sales of comparable properties remain the more useful benchmark for an individual purchase.

The year-to-date comparison

January–October produced 121,015 home sales worth AED 282.68bn, down 26.4% and 34.9% respectively from the same ten months of 2025.

Ready-home gains were enough to keep monthly sales value close to September, but the wider comparison remains subdued. October recorded 8,345 fewer home sales than a year earlier, a much larger gap than its 101-sale decline from September.
