About the data
This report covers 1–31 October 2026, using data available on 2 November, with registrations dated through 30 October. Comparisons cover September, October 2025 and matching January–October periods. Home totals exclude plots, whole residential assets and non-sale transactions. Home totals include 218 registrations with property types estimated by Projectory; details appear below. See our research methodology.
Property classifications and calculation notes
The totals include 384 registrations whose home types were assessed by Projectory: 166 using project names and project evidence, and 218 using estimates based on project and comparable-sale evidence. These assessments are not ADREC-certified classifications. Their reported dates and prices are retained; bedrooms and usable floor areas have not been inferred. Differences in classification can affect comparisons between villas and townhouses.
A further 15 registrations worth AED 116.4m remain outside home totals: 11 have insufficient evidence of their type, and four may represent whole buildings or compounds. The price-per-square-foot sample includes 2,361 October homes, including all 1,306 apartments; the 384 reviewed sales have no confirmed usable floor area and are excluded from that calculation.
September now stands at 2,083 home sales worth AED 9.827bn, compared with 2,081 worth AED 9.822bn in the original report. No registrations dated 31 October appear in the available source; this does not confirm that no activity occurred that day. Later registrations and corrections may revise the figures.
