Dubai recorded 2,136 home sales worth AED 4.68bn. Abu Dhabi registered 371 worth AED 1.92bn, with value down 38.4% from the previous seven days.

Dubai registered 2,136 home sales worth AED 4.68bn during 21–27 September 2026. Sales were almost unchanged from the previous seven days, rising 0.1%, while registered value eased 1.1%.

Abu Dhabi recorded 371 homes worth AED 1.92bn. Sales fell 37.4% and value 38.4%, following a week that included a large Four Seasons villa registration and concentrated activity at The Canopies at Yas Point.

The week at a glance

  • Dubai remained predominantly off-plan: 1,390 homes, or 65.1% of registrations.
  • Abu Dhabi’s upper end eased: 38 homes registered at AED 10m or more, down from 65; their value fell from AED 1.40bn to AED 715.2m.
  • Hudayriyat led Abu Dhabi: 115 homes worth AED 1.07bn, supplying 56.0% of the emirate’s weekly home-sale value.

Dubai: broadly steady, with off-plan in the lead

Off-plan homes accounted for roughly two-thirds of Dubai’s sales: 1,390 transactions worth AED 2.70bn, alongside 746 ready homes worth AED 1.98bn. Apartments dominated, with 1,843 sales compared with 293 villas. With both the number and value of sales close to the previous week, the overall picture was one of steady activity.

Jumeirah Village Circle led locations with 177 homes, followed by Dubai South with 161. Azizi Venice was the busiest project with 78 registrations, ahead of Raw District 2 by Imtiaz with 51.

Forty-two homes registered at AED 10m or more, worth AED 882.3m. The largest was a five-bedroom off-plan apartment at Como Residences for AED 71.24m, dated 21 September.

Abu Dhabi: fewer high-value registrations

Homes at AED 10m and above supplied 37.3% of registered value, down from 45.0% in the previous week. Value below AED 10m also fell, from AED 1.71bn to AED 1.20bn, so the decline extended beyond the most expensive homes.

Hudayriyat Golf Estates’ Townhomes and Villas developments together recorded 82 sales worth AED 723.2m. Al Reem Island followed Hudayriyat by volume with 94 homes. The largest individual registration was a six-bedroom off-plan villa at Nawayef East A for AED 63.85m, dated 23 September.

Off-plan accounted for 286 homes, or 77.1% of sales, comprising 228 initial sales and 58 resales. Ready homes added 85 registrations worth AED 179.4m.

Projectory’s take: Dubai held a steady pace, while Abu Dhabi recorded a quieter week across both premium and lower-priced homes. Hudayriyat’s large share of Abu Dhabi’s sales value shows how strongly individual communities can shape the weekly result. The fall in total value reflects fewer sales, not an equivalent fall in the value of individual properties.

About the data

Projectory analysed DLD and ADREC home sales for 21–27 September 2026, comparing them with 14–20 September. Both periods include Sunday; earlier weekly reports ended on Saturday. Data was checked on 2 October, with Dubai registrations covered through 2 October and Abu Dhabi through 1 October. Home totals exclude plots, whole residential buildings or complexes and non-sale transactions. See our research methodology for definitions.

Comparison updates and calculation notes

Dubai’s comparison week now includes 2,134 home sales worth AED 4.74bn. The previous 14–19 September report recorded 2,099 worth AED 4.33bn. Adding Sunday contributes one sale worth AED 895,000; the rest of the difference comes from later additions and corrections. Abu Dhabi’s comparison is unchanged at 593 homes worth AED 3.12bn, with no Sunday sales.

Dubai’s downloadable DLD records take precedence where available; additional sales use DLD’s API records. Villa sales recorded under land categories are included where matched to villa inventory. Abu Dhabi property types follow ADREC’s classifications. Its 17 plot sales worth AED 41.9m and seven whole residential assets worth AED 34.8m are counted separately. The downloadable data contains full calculation notes and sample sizes. Figures may change as further registrations or corrections become available.
