What’s in this guide:

Its current portfolio reaches from Dubai Islands and Mina Rashid to Jumeirah Islands, MBR City, Dubai South and Ras Al Khaimah, with homes ranging from studios to beachfront residences, penthouses, townhouses and villas.

Who is Ellington Properties?

Ellington Properties was founded in Dubai in 2014 by Robert D. Booth, Joseph Thomas and Elie Naaman. Booth serves as Co-Founder and Managing Director, while Naaman is Co-Founder and CEO. The leadership team also includes specialists in development, construction, finance and customer experience.

Ellington describes itself as a design-led developer, and that approach is easy to recognise across its buildings. The company pays close attention to arrival areas, lobbies, pool decks, landscaping, furniture and the smaller details inside each home. Many projects use a relatively focused number of residences so the shared facilities can feel more private.

The portfolio has expanded considerably. Early projects were concentrated in communities such as Jumeirah Village Circle and Mohammed Bin Rashid City. Ellington now develops high-rise homes in Business Bay and Jumeirah Lake Towers, beachfront property on Palm Jumeirah and Dubai Islands, family villas in MBR City, and resort residences in Ras Al Khaimah.

Ellington’s completed projects and track record

Ellington has delivered homes across several Dubai neighbourhoods. The Belgravia collection, Belgravia Square, Eaton Place and Harrington House established the developer’s presence in JVC. Wilton Park Residences and Wilton Terraces brought the same design-led approach to MBR City, while DT1 gave Ellington a completed high-rise address in Downtown Dubai.

Kensington Waters followed in Mohammed Bin Rashid City. In Dubai Hills Estate, Ellington House I entered handover before Ellington House II. The second building began handover in May 2026 alongside Arbor View, Ellington’s first completed development in Arjan. These recent deliveries give buyers new buildings to visit when assessing finishes, communal areas and how the developer’s designs work in daily life.

Several developments have received International Property Awards for architecture, residential design, kitchens and bathrooms. Recent winners include Ellington Beach House, Ocean House, One River Point, Mercer House, Costa Mare, The Highgrove and Ellington Cove.

Our analysis of Dubai Land Department registrations also shows the scale Ellington has reached in the off-plan market. During H1 2026, Ellington recorded 2,380 Dubai off-plan registrations worth AED 6.7 billion. That placed it fifth among developers by registered sales and fourth by value in our Dubai H1 2026 market report.

What does Ellington Properties build?

Ellington is easiest to recognise through its residential design. Floor-to-ceiling windows, warm material palettes, landscaped terraces and carefully furnished communal spaces appear throughout the portfolio. Pools, fitness studios, club lounges, children’s areas and places to work from home are common.

The homes themselves cover a broad range. Belgravia Gardens and Playa del Sol include studios and smaller apartments at accessible starting prices. Everly Place, Riverton House and Windsor House focus on one- to three-bedroom apartments. Eltiera Views, Portside Square and The Meriva Collection extend into larger penthouses, while The Watercrest and selected waterfront schemes include townhouses, villas or signature residences.

That variety makes the developer relevant to several types of buyer. You can start with a compact investment apartment, choose a family home beside water or landscaped open space, or look at a large residence in a prime coastal setting.

Everly Place in MBR City

Ellington launched Everly Place in Meydan Horizon, part of Mohammed Bin Rashid City, in June 2026. It has 209 residences, including one-bedroom apartments, layouts with studies, and two- and three-bedroom homes overlooking the crystal lagoon.

The project is a strong fit for buyers who like lower-rise waterfront living within reach of Downtown Dubai and Business Bay. A clubhouse, landscaped pool deck, fitness studio and outdoor social spaces give it the familiar Ellington mix of private homes and well-finished shared areas.

The Meriva Collection on Dubai Islands

The Meriva Collection is Ellington’s first hospitality-led development. The beachfront masterplan includes five residential buildings, a signature residence and a dedicated hotel on Island B at Dubai Islands.

Homes range from one- to four-bedroom apartments and penthouses to a limited number of three- and five-bedroom beachfront residences. Plans include direct beach access, indoor and outdoor pools, fitness and wellness spaces, a two-kilometre jogging track, coworking areas, restaurants and family facilities.

The development suits buyers who want a full resort setting and a long investment horizon. Its Q2 2030 target gives buyers more time to fund the construction-stage payments, while the hotel, retail and leisure spaces should make the destination feel active throughout the year.

Jumeirah Islands, MBR City and central Dubai

Eltiera Heights and Eltiera Views bring Ellington’s apartment and penthouse format to Jumeirah Islands. The lake setting, landscaped surroundings and large clubhouse facilities should appeal to residents who want a calmer home while staying close to Dubai Marina, JLT and Sheikh Zayed Road.

MBR City offers the widest choice. Everly Place and Riverton House focus on lagoon-facing apartments, Claydon House and The Highgrove add more layouts and amenity styles, and The Watercrest provides larger townhouses and villas. Our MBR City area page lets you compare the wider neighbourhood.

In Business Bay, One River Point, The Crestmark and The Quayside offer central high-rise living. Mercer House serves buyers looking at Uptown Dubai and JLT, while Ocean House sits at the luxury end of Ellington’s completed and near-completion portfolio on Palm Jumeirah. For a wider look at the central market, see our Business Bay off-plan guide.

Ellington projects in Ras Al Khaimah

Ellington’s Ras Al Khaimah portfolio focuses on waterfront and resort property. Playa del Sol and Costa Mare sit on Al Marjan Island, close to beaches, hotels and the Wynn resort now under construction. Porto Playa is in Mina Al Arab, while Soto Grande brings Ellington to Al Hamra Village.

Project Location and homes Starting price Target handover
Playa del Sol Al Marjan Island; studios, apartments, duplexes, penthouses and a villa From AED 778,000 Q4 2027
Costa Mare Al Marjan Island; apartments, duplexes, penthouses and villas From AED 2.1m Q3 2028
Porto Playa Mina Al Arab; apartments, townhouses and villas From AED 2.5m Q4 2026
Soto Grande Al Hamra Village; studios to 4-bed homes From AED 950,000 Contact us for current status

Costa Mare by Ellington Properties on Al Marjan Island, with waterfront residences arranged around landscaped pools.

Playa del Sol offers the lowest starting price in this group and the widest spread of home types. Costa Mare has a larger mixed-use waterfront concept and won International Property Awards for its architecture and mixed-use design. Porto Playa provides a quieter island setting within Mina Al Arab, with established hotels, promenades and community facilities nearby.

Buyers comparing the Al Marjan options should look closely at the view, walk to the beach, floor plan and expected service charge. The area is developing quickly, so the quality of the individual home and its position within the building will shape how well it stands out. Our Al Marjan Island area page shows the wider choice of projects.

How do Ellington payment plans work?

A 20/50/30 payment plan appears across much of Ellington’s current portfolio. You pay 20% on booking, 50% through construction instalments and 30% at handover.

On a AED 2 million home, that would look like this:

Stage Percentage Amount
Booking 20% AED 400,000
During construction 50% AED 1,000,000
Handover 30% AED 600,000

The exact instalment dates depend on the project. Playa del Sol uses a 20/40/40 structure, while Porto Playa places 50% at handover. Ask for the dated schedule for your chosen unit and map it against your available cash, income and any mortgage you plan to use at completion.

DLD registration, mortgage fees, furnishing and service charges sit outside the purchase price in this example. Our Dubai off-plan mortgage guide explains when banks may lend and the costs to include.

Which Ellington project could suit you?

Your priority Projects to compare Why they may fit
Entry price below AED 1m Belgravia Gardens, Playa del Sol, Soto Grande Studios and smaller apartments with the lowest listed starting prices
Dubai waterfront home The Meriva Collection, Portside Square, Everly Place Beach, harbour or lagoon settings
Family apartment Riverton House, Windsor House, The Hillgate One- to three-bedroom layouts and everyday community amenities
Larger luxury residence Eltiera Views, The Watercrest, Ocean House Penthouses, townhouses, villas and prime views
Ras Al Khaimah resort property Costa Mare, Playa del Sol, Porto Playa Beach access and resort-style facilities
Central Dubai investment One River Point, The Crestmark, Mercer House Business Bay and JLT locations with broad tenant appeal

Start with the location you would be happy to own through the full construction period. Once you have two or three projects, compare actual floor plans rather than bedroom labels alone. A well-proportioned one-bedroom home can feel more comfortable than a larger apartment with awkward circulation or an oversized balcony.

Ellington’s interiors and amenities often form a large part of the appeal. Include the expected annual service charge in your comparison and decide which facilities you will genuinely use.

What to check before buying

  1. Visit a completed Ellington building. Look at an apartment, lobby, corridors, pool deck and landscaping to understand the developer’s finished style.
  2. Compare the exact unit. Check internal area, balcony, floor, view, parking, storage and what the quoted price includes.
  3. Turn the payment plan into dates. Add every instalment to your calendar and leave room for registration, mortgage, furnishing and handover costs.
  4. Review construction progress. Ask for the latest update and use the completion date written into the sale and purchase agreement.
  5. Confirm registration and escrow details. Match the project and payment account with the relevant land authority before transferring funds.
  6. Estimate ongoing costs. Ask for the service-charge estimate, cooling arrangement and any hotel or management fees attached to the property.

For the wider buying process, our complete UAE off-plan guide covers reservations, contracts, escrow, construction and handover.
