Aria by Beyond will be the first Beyond building you can walk into, handing over in October 2027, and it offers the widest choice of home in Dubai Maritime City. Studios from 383 sq ft and one-bedroom and two-bedroom apartments fill the tower, all with floor-to-ceiling windows, while seafront townhouses of up to 4,772 sq ft run along the water. Daily life leans resort rather than city block: an infinity-edge pool and spa, a gym and yoga studio, a residents’ cinema, sports courts and a children’s play area, with co-working space and a concierge on hand. Prices start from AED 1.6m.

Saria by Beyond rises 39 storeys over the marina, its floor-to-ceiling glazing and wraparound balconies pulling the water and the skyline into every home. One-bedroom apartments from 758 sq ft open the tower at AED 2.0m, duplexes sit through the middle floors, and four-bedroom penthouses with private rooftop terraces crown it, which is where the AED 25m top price lives. In between, residents get indoor and outdoor infinity pools, a spa, a gym and yoga studio, a cinema and lounges, with cycling and running tracks threaded around the building. The from-price and the top price are two very different homes at the same address.

The Mural by Beyond is the artistic one: a sculptural 36-storey tower on the Jumeirah Peninsula waterfront whose expansive glazing frames the marina, the Gulf and the city skyline at once, with Downtown Dubai and DIFC minutes away. Homes run from one-bedroom apartments at 749 sq ft through duplex maisonettes to a single four-bedroom penthouse of 5,778 sq ft, and the amenities climb the tower with you: infinity pools, a spa, a cinema and children’s play areas on the lower levels, then lounges and social spaces up at sky level with views across the water. Bella by Passo trades the marina for the open beach. Set on Palm Jumeirah’s West Crescent with Atlantis The Palm a few minutes along the curve, it is built around private beach access, resort-style pools and wellness and fitness facilities, with a concierge handling the day-to-day. The homes are built for space: two-bedroom and three-bedroom apartments and duplexes, penthouses approaching 7,800 sq ft, and a six-bedroom villa of 11,688 sq ft, from AED 4.1m. Most Beyond projects use a 10/40/50 plan: 10% on booking, 40% across construction and 50% on handover. The two Palm Jumeirah projects, Bella by Passo and Passo by Beyond, use 10/50/40, and Arancia Yards in City of Arabia uses 10/30/60. The figure to plan around is that large handover tranche.

You would pay roughly AED 160,000 to book, around AED 640,000 in staged instalments as the building goes up, and about AED 800,000 due at handover in October 2027. - Confirm the developer and project are registered. Verify Beyond and the specific project through the Dubai Land Department and RERA, and confirm the project holds a registered escrow account. Under Dubai’s escrow law, your staged payments should go into that ring-fenced project account, not to a general company or personal account.
- Check the sale is recorded through Oqood. Off-plan purchases are registered on Dubai’s interim property register through the Oqood system, which is your proof of purchase until the title deed is issued at handover.
- Read the sale and purchase agreement carefully. Check the payment schedule, the stated handover date and any grace period, the specification, and the cancellation and default terms before you sign.
