Why buyers choose Yas Island
Yas has spent more than 15 years becoming a complete island destination. Ferrari World and Yas Marina Circuit gave it an international identity early on. Yas Mall, Yas Waterworld, Warner Bros. World, SeaWorld, Yas Bay Waterfront, Yas Links and a growing collection of schools and homes have since made it far more useful for everyday life.
That maturity gives you something valuable: evidence. You can walk around Water’s Edge in the evening, see how families use Noya, have lunch at Yas Bay and drive through Yas Acres before looking at a floor plan for a home due in 2028 or 2029. Each district has a distinct rhythm, from the activity around the circuit and mall to the quieter park, golf and canal-side neighbourhoods further north and west.
Zayed International Airport is close, central Abu Dhabi is around 20 minutes away in normal traffic and the E11 makes Dubai practical for occasional travel. Aviation staff, frequent travellers and people working around Al Raha, Masdar City or Khalifa City gain a particularly convenient base.

Starting prices can disappear quickly within a release. A sea view, golf outlook, corner plan or larger balcony can place two homes in the same project far apart on price. Treat the figures as a way to set the first shortlist, then compare the actual units offered.
Which Yas Island project suits which buyer?
For a first Yas Island apartment
Perla 3 and Selina Bay have the lowest starting prices here, both from AED 1.2 million. Gardenia Bay begins at AED 1.5 million and brings Aldar’s master-community experience, a large landscaped canal-side setting and a 10/30/60 payment plan that leaves most of the price until handover.
Give the floor plan more attention than the starting figure. Compare storage, kitchen separation, balcony depth and the wall space left after doors and glazing. Ask which future plot faces the balcony; an open view can change as the surrounding district fills in.
For couples and professionals
One- and two-bedroom apartments provide the deepest selection. Gardenia Bay feels residential and green, while Sama Yas offers a smaller, more curated park-side experience with concierge service, a boutique spa, work spaces and food concepts associated with Chef Izu.
Choose Yas Park Place if you want a central position by Yas Central Park. Its six mid-rise buildings sit around landscaped podium gardens, pools, wellness spaces, co-working areas and a retail promenade. Aldar reported that 80% of the first released homes sold during the opening week in April, and the project page is now advertising the final release.
For families who want more space
Perla 1 concentrates on two- to five-bedroom duplexes and townhouses by the canal. Perla 2 begins with three-bedroom homes and has the earliest expected handover listed here. Both work well when you need more internal space than a standard apartment and can accommodate a 20% first payment.
Manchester City Yas Residences has the widest home range, running from one-bedroom apartments through townhouses, penthouses and villas. Sports training, fitness, recovery, water and social amenities sit at the centre of the concept. It is the clearest fit if you want your home and its shared facilities to support an active routine.
For a premium park or golf address
Sama Yas has 234 homes in a 100,000 sqm park-side setting. Apartments, duplexes and penthouses share a boutique spa, concierge, gardens and resident lounges. Choose it if you value privacy, attentive service and a polished arrival experience.
Yas Links Luxury Living is the golf choice. The collection contains 100 residences with views across Yas Links, and prices started from AED 2.5 million when checked. Golf frontage can create a durable visual advantage, particularly where the view corridor is protected. Compare the premium against completed golf homes and ask for the estimated annual service charge before deciding what that outlook is worth to you.

How the different parts of Yas Island compare
Yas covers a large area, and each residential district has its own rhythm. Choosing the island is only the first location decision.
Yas West and the canal-side neighbourhoods
The west has a quieter character around Yas Acres, West Yas, Noya and the canal. Larger homes, parks, schools and golf shape family life here. Perla 1, Perla 2, Perla 3 and Selina Bay add apartment, duplex and townhouse choices across several price points. Attractions remain close by car, while the immediate environment feels more residential.
Yas Park and the central green district
Sama Yas and Yas Park Place focus on landscaped space, wellness and a central position. Choose this part of the island if greenery and shared gardens are central to the way you want to live. You will also have good access to Yas Mall and the island’s main attractions.
Unit orientation still affects sun, privacy and noise around the park. Visit in the late afternoon to understand the light and walk the distance to the places you expect to use.
Golf and established leisure
Choose Yas Links Luxury Living if you are prepared to pay for a golf-front address and a limited collection. Nearby completed communities such as Ansam and Mayan make it easy to see the established character around the course and Yas Beach.
The entertainment and waterfront side
Yas Bay, Yas Marina, the circuit and the theme parks bring energy, restaurants, hotels and events. This side of the island works well if you enjoy an active weekend or want to study corporate, hospitality and visitor-linked rental demand.
North Yas and Yas Point
North Yas is entering a new development cycle. Yas Park Place is already in sales, while Yas Point will add a new beach, promenade, parks, homes, a hotel, school, retail and dining. The first Yas Point apartments arrive through The Canopies, with sales beginning on 29 July.
The appeal is a newer walkable district within an established island, with the northern waterfront maturing around it over time.
What daily life on Yas Island feels like
Yas is unusually well supplied for a growth area. Yas Mall has more than 300 shops and 56 restaurants and cafes, with a large Carrefour, cinema and direct access to Ferrari World. IKEA and ACE nearby make furnishing and household errands straightforward. Community supermarkets, salons, cafes and services sit closer to the completed residential districts.
Evenings can be as quiet or lively as you choose. Yas Bay Waterfront has restaurants and Etihad Arena beside the water. Yas Marina combines dining with the circuit and marina views, while Yas Beach, the golf clubs and parks provide slower alternatives. Four theme parks, CLYMB, Topgolf and the circuit can all become part of the household routine.

The island is spacious, so a car remains useful. Yas Express runs free routes between attractions, hotels and selected residential stops. Its timetable suits local and visitor trips; commuters should test the route to work or school at the time they will actually travel.
Zayed International Airport is very close. That is a major convenience for frequent flyers and airport employees. Some flight paths and roads will be more noticeable from certain buildings, so an evening visit to the exact district is worth the time.
Is Yas Island suitable for families?
Yas is one of Abu Dhabi’s strongest all-round choices for families. Homes cover compact apartments for new parents, three-bedroom layouts for growing households and villas or townhouses with private outdoor space. Parks, pools, beaches, sports facilities and attractions give children plenty to do without a long drive across the city.
The school choice has grown with the residential population. Noya British School follows the English National Curriculum, and families can also consider Yas American Academy, West Yas Academy and SABIS International School on the island. Age range, curriculum, fees, admissions and bus coverage should be checked directly for the year of the move.
The practical family shortlist often comes down to two directions. Perla and Manchester City Yas Residences offer larger floor plans and low-rise choices. Gardenia Bay, Sama Yas and Yas Park Place lean towards apartments with extensive shared gardens and amenities. A family with young children may value a direct pool and play route most; older children can make schools, cycling space and sports facilities more influential.
Clinics and pharmacies cover everyday needs on and around Yas, with larger hospitals and specialists within reach in Khalifa City, Al Raha and central Abu Dhabi.
What ADREC data says about prices and demand
Yas Island recorded more than AED 5.5 billion of transactions in the first quarter of 2026, according to the Abu Dhabi Real Estate Centre. That level of activity places Yas among Abu Dhabi’s major real estate markets and reflects a wide mix of new-launch, resale and mortgage business.
The official 2025 market report gives a clearer price benchmark than a collection of asking listings. The mean registered sale price across Yas apartments was AED 19,000 per sqm, equal to roughly AED 1,765 per sq ft. Villas and townhouses averaged AED 15,000 per sqm, or about AED 1,394 per sq ft.

Individual projects sit above or below those island-wide figures. Gardenia Bay apartment registrations averaged about AED 1,858 per sq ft in 2025, Sama Yas roughly AED 2,230 and Yas Links Luxury Living about AED 3,066. Project positioning, view, service level and scarcity create a wide spread within one island.
Rental evidence from completed communities adds another useful layer. ADREC recorded average annual lease rates around AED 99 per sq ft at Ansam and roughly AED 102 at Water’s Edge in 2025. Noya Viva sat around AED 101-103 per sq ft, while different Yas Acres phases ranged from about AED 74 to AED 99.
Those are completed-home averages. A future apartment’s rent will depend on its size, view, furnishing, handover competition and the market when keys arrive. Use a conservative range from comparable completed homes, subtract service charges, management, maintenance and vacancy, then calculate the return against all cash invested.
The broader official report also shows how important off-plan property has become across Abu Dhabi. Off-plan accounted for 71% of residential sales value in 2025. Yas, Saadiyat and ADGM together captured 85% of the emirate’s off-plan apartment sales, while Yas and Al Reem together represented around 40% of total residential sales volume.

How current payment plans compare
Four payment structures appear across the projects covered here. Each splits the purchase price differently between reservation, construction and handover.

On a AED 2 million home, a 10/30/60 plan means AED 200,000 at signing, AED 600,000 during construction and AED 1.2 million at handover. A 20/30/50 plan changes the first payment to AED 400,000 and the completion balance to AED 1 million. Government registration, developer administration, mortgage, valuation and furnishing costs sit outside these examples.
A large handover balance gives you more time to hold cash or arrange finance. It also creates a substantial final obligation. Ask a lender when the chosen project may qualify for financing and keep a cash plan that still works if the valuation or approved loan falls below expectations.

What is launching next on Yas Island
Yas Point is the newest major chapter in the island’s growth. Aldar’s AED 6 billion masterplan covers roughly 600,000 sqm on the northern shore, with 1,600 residences and a planned population of 5,000. A five-star resort, branded homes, shops, restaurants, leisure facilities and an international school for around 3,600 pupils are planned within the district.
The public realm is ambitious. A 700-metre waterfront promenade will connect dining, retail and water activities. Three parks will form a green network led by the 60,000 sqm Lea Park, and the district will introduce the first beach on the north side of Yas.
The Canopies is the first residential release. It has 592 studios and one-, two- and three-bedroom apartments across six mid-rise buildings, with more than 10,000 sqm of landscaped open space. Residents are planned to have resort-style pools, gyms, co-working space, a private lounge, play areas, barbecue and dining terraces and shops at ground level.

Disney and Miral have announced plans for a Disney theme park resort on Yas Island, and Aldar’s latest releases refer to the planned Sphere Abu Dhabi. Opening dates have yet to be set. They add long-term interest to an island whose current attractions already draw residents and visitors throughout the year.
Fresh family stock can move quickly. Aldar launched 217 townhouses and villas at The Orchids in Yas Acres in June, and the townhouses sold out during launch, generating more than AED 680 million. Ownership and buyer protection in Abu Dhabi
If you are buying from overseas, Yas Island sits within an Abu Dhabi investment area where you can acquire property rights. Confirm the exact ownership interest in the reservation form and sale and purchase agreement for the selected development.
An Abu Dhabi off-plan project should be registered with ADREC, marketed under a Madhmoun permit and linked to an approved project escrow account. Pay only into the account identified for the registered project, and verify the project, developer, licence and contract details through the official channels before transferring money.

- The exact unit: Get the unit number, internal area, balcony area, floor, view and total price in writing.
- The marked masterplan: Check surrounding plots, roads, schools, attractions and future construction around the building.
- The full payment calendar: Place every instalment date into your own cash-flow plan and add purchase costs.
- The view at different times: Afternoon sun, event noise, airport routes and neighbouring buildings can affect units differently.
- The service-charge estimate: Compare it with the scale of the pools, landscaping, concierge, golf or branded services.
- The project registration and escrow: Verify the development through ADREC and DARI and match the payment account to the registered project.
